Bedrooms       

Two bedrooms upstairs, one double, the other twin, and a double bedroom downstairs. All beds have interior-sprung mattresses. The double beds have king-size goose down duvets and the single beds have brand new washable soft touch duvets ideal for children.

Bathroom

Bath with powerful shower, large heated towel rail and shaver point. Please bring your own beach towels for day trips.  

Kitchen

Gas hob, electric fan oven, dishwasher, washer dryer, fridge, kettle, toaster, coffee press and radio. In the utility room just off the kitchen is a microwave oven, freezer and containers for recycling. There is a full set of crockery, cutlery, glasses and kitchen equipment. 

Children

For small children there is a travel cot, high chair, potty, cups, plates and cutlery. 

When the river is low our children love to paddle and explore, skim stones and build dams. Obviously the river is also a hazard so small children must be supervised at all times. 

There is a fire guard for the open fire in the sitting room but parents should keep a close eye if children are playing nearby. 

Heating

Gas central heating. Temperature can be controlled during the day by the thermostat in the utility room. 

Logs

There is a log basket in the sitting room. Help yourself to a plentiful supply of free logs in our barn opposite the cottage using the wheelbarrow. 

Parking

Roadside parking for two cars outside our barn opposite the cottage (across the road). 

Telephone

There is no mobile signal in Winsford. Calls can be made and received from the payphone at the cottage (no operator calls except emergency 999) or on your smart phone using the Wi-Fi in the cottage.  

Garden

There is a sloping front garden. The River Exe runs through the large back garden below the cottage. A wooden table and chairs can be found in the garden during the summer months. A small barbecue can be used for eating out by the river. Chair cushions are kept in the cottage. 

Access

Part of the cottage's beauty is the sloping gardens and natural surroundings but this does make for uneven and sometimes slippery surfaces, especially when it has rained. There are large stones, moss, gravel and grass. Stone step to access the front door and back door. 

Fishing

Ball Cottage owns the bed of the River Exe and the nearside bank between the packhorse bridge and the road bridge. You may fish (fly fishing only) between 15 March and 30 September if you have a rod licence. For more information go to https://www.gov.uk/fishing-licence. You are most likely to catch wild brown trout, occasionally salmon, towards the end of September.
